The Opportunity

Add more boat slips and land-side boat storage: The harbor could be expanded with more docks. Ownership has a permit with the USACE to excavate and expand the harbor to the tune of 30+/- slips. They sellers have already began excavation towards slip expansion. Additionally, there is room for a rate increase due to the high demand for slips right now.

Dry storage area can be expanded for an additional 50+/- boats by laying out gravel on the currently grassy area.

Rack storage can also be added for approximately 200 boats. Nearby rack storage facilities are at full capacity with a wait list.

The upland can be further be utilized to expand on the RV component. A restroom and shower facility could be added on the river side of the harbor, as well as an additional service bay to the existing service department.  The office area could be expanded giving more room for the parts department and the ships store.  A swimming pool could be added.  A new owner could employ more technicians which would increase the revenue.
